Isaac and his wife, Kimberly, began purchasing and operating small multifamily real estate in 2020. They then formed Generational Capital in 2021, a company focused primarily on purchasing and operating multi-family assets through various entity structures including partnerships, joint ventures, and syndications. In doing so, they also joined Jake & Gino’s Wheelbarrow Profits Academy, an industry leader in providing educational systems and support, advisory services, and mentorship to operators within the multifamily real estate industry. Through this mentorship, they have access to decades of experience and knowledge in all aspects of large multifamily real estate. Since then, they have partnered in 230 units in two key market areas. Generational Capital focuses primarily on purchasing underperforming multifamily assets, and then repositioning them to optimal performance.
Our Team
Isaac Phillips
Isaac holds a Bachelor of Business Administration with a focus in Operations Management from Northwood University in Midland, Michigan. He has 13 years of experience in successfully leading, starting, and repositioning multi-million dollar business operations for fortune list companies across the U.S. and serves as the Director of Operations for another real estate investment firm and developer, managing a portfolio of commercial and residential real estate consisting of around 100 properties and hundreds of units.
Vince Gethings
Vince is an Air Force veteran, and is the founder and co-owner of Tri-City Equity Group, a real estate company based in Midland, MI, specializing in identifying, acquiring, and repositioning distressed apartment communities. Tri-City Equity Group currently owns more than 500 units in apartment communities in Maryland, Michigan, Tennessee, Texas, , and Virginia. Vince’s Green Belt in LEAN Six Sigma, and his operational experience from the Air Force – where he managed budgets in excess of one billion dollars, have enabled him to be an excellent operator in this space. He has successfully executed multiple full-cycle business plans and assets, identifying, purchasing, repositioning, operating, and then selling multiple apartment communities while achieving the targeted returns.

Bill is the Chief Operating Officer of Broadwell Property Group, based in Roswell, Georgia. Broadwell Property Group owns and is invested in hundreds of units in Georgia and Texas, and has executed a full business cycle on multiple apartment communities. Bill has over twenty years of experience in investment real estate, is a best-selling author and speaker on the subject, has purchased and owned over one thousand units during his career, and is a proven expert and veteran in the industry.
Jake Stenziano & Gino Barbaro
Jake Stenziano & Gino Barbaro are the founders of Rand Partners, Rand Capital, Jake & Gino, Wheelbarrow Profits Academy, and Rand Property Management. They have been in business together for over ten years, own more than 1,600 units, and have completed many full cycle business plans on properties. Jake & Gino are also best-selling authors and speakers. Their business is vertically integrated, providing all-encompassing solutions for many needs of the multifamily real estate industry – providing educational solutions to investors, acquisitions and operations, property management, and capital solutions.
